A prime commercial site provides facilities for top brands as well as employment opportunities for Gloucestershire.

The challenge

St. Modwen Logistics selected the site in Gloucester for an industrial and logistics location as it has excellent prominence and visibility from the M5. It is half a mile from Junction 12 and around 30 minutes away from Bristol Port. Gloucester was also selected to provide new job opportunities to an area with a below average hourly wage.

The site was a combination of an old Ministry of Defence RAF site and adjoining greenfield land, combining a total area of 58 acres. We initially obtained site planning approval for around 1 million square foot of industrial development.

Our approach

We worked closely with the client to develop a masterplan for the whole site, including a variety of building standards designed to be delivered over a five year period. All units were designed in line with the St. Modwen 'Building Code' and 'Design in the Detail' standards, and were some of the first buildings designed to these standards.

As part of our design, we developed CGI visuals and flythroughs for St. Modwen to use as a sales tool.

The results

The 58-acre site offers buildings ranging in size from 45,000 square feet to 400,000 square feet. Units contain warehouse facilities along with office space and private parking and loading areas, and there are electric car charging points throughout the site.

The site has achieved 'Gold' in the new St. Modwen Park Code, and several units have achieved BREEAM 'Excellent'.

Current units have been let to hugely successful companies such as Gardiner Bros, Schlumberger and ProCook. The final phase of the development is due to commence in June 2023.
