Our landscape and residential teams prepared detailed proposals for a 700 mixed tenure scheme at Mornings Mill Farm

The challenge

Mornings Mill Farm represents a significant collaborative achievement between our Urban Design and Landscape Architecture teams, working closely with the Local Planning Authority and a wide range of stakeholders to deliver a high-quality, policy-compliant scheme.

Our approach

From the outset, the project was shaped through an extensive programme of pre-application engagement, establishing a clear framework for design development. This early dialogue enabled key issues to be identified and addressed proactively, forming the foundation for a robust and responsive masterplanning process.

The delivery of the scheme was structured through multiple Reserved Matters applications. RM01 established the critical infrastructure framework for the site, including strategic drainage, access, and primary road networks. This provided the essential groundwork for subsequent phases, enabling a coordinated and deliverable approach to development. The second Reserved Matters application focused on the delivery of approximately 700 residential units, alongside associated landscape, public realm, and supporting elements.

Our Landscape Architecture team played a central role in shaping the environmental structure of the scheme. This included the retention and enhancement of existing landscape features, such as mature trees and hedgerows, alongside the integration of new, biodiverse planting strategies that prioritise native species. Green infrastructure was carefully embedded throughout the layout, supporting ecology, amenity, and long-term resilience.

Working in tandem with the Urban Design team, the scheme evolved through multiple iterations, responding to detailed feedback from planning officers, statutory consultees, and technical specialists. This iterative process informed key aspects of the development, including spatial layout, public realm, movement networks, and the relationship between built form and landscape.

The results

The result is a well-balanced masterplan that successfully integrates housing, open space, and community infrastructure. Careful consideration was given to placemaking principles; ensuring active frontages, legible streets, accessible green spaces, and a strong connection to the surrounding context.

Importantly, the scheme demonstrates how collaborative working and a willingness to adapt can transform a complex site into a deliverable and widely supported development. Through ongoing dialogue and design refinement, the project moved from a previously challenging position to one that achieved unanimous approval.

Securing planning approval for a scheme of this scale - comprising approximately 700 homes within a single Reserved Matters submission is no small achievement. It stands as a clear testament to the strength of the design team, the collaborative approach taken throughout, and the value of a landscape-led, integrated design process.

The scheme was further supported by high-quality visualisations produced by our Graphics team, whose detailed and accurate renders played an important role in communicating the design intent and helping stakeholders fully understand the vision for the development.
